Core Responsibilities

Primary Functions

  • Manage all day-to-day operations of the U-Haul storage center, including opening and closing procedures, storefront staffing, scheduling, and ensuring the site meets company standards for cleanliness, safety, and professionalism.

  • Oversee rental contract workflow and lease administration, ensuring accurate execution of rental agreements, proper ID verification, signature capture, and compliance with company policy and legal requirements.
  • Use property management and point-of-sale systems (e.g., SiteLink or equivalent) to process rentals, reservations, payments, automated billing, and online integrations while maintaining 100% data accuracy and timely refunds or adjustments.
  • Manage collections, delinquency prevention, and arrears processes by following company protocols for late notices, lock-cut procedures, lien and auction processes, and maintaining comprehensive documentation of collection activity.
  • Recruit, hire, onboard, train, coach, and develop on-site staff (including seasonal and part-time employees) to deliver consistent customer service and professional sales performance; conduct performance reviews and enforce company policies.
  • Prepare, submit, and reconcile daily cash deposits, credit card batches, and petty cash logs; maintain bank deposit integrity and ensure adherence to cash handling and reconciliation procedures.
  • Monitor, test, and maintain security infrastructure (cameras, gate systems, alarms, electronic access) and coordinate repairs with vendors to maintain a secure site and reduce theft and vandalism risks.
  • Conduct regular property inspections to ensure buildings, grounds, fencing, signage, lighting, and pest control meet safety and aesthetic standards; schedule and oversee routine maintenance and vendor repairs.
  • Implement loss prevention and safety programs, conduct incident investigations, document safety events, and ensure OSHA and corporate safety policies are followed.
  • Execute local marketing and community outreach strategies including digital advertising, local SEO optimization, social media presence, community partnerships, and in-market promotions to increase inbound leads and web reservations.
  • Analyze monthly P&L statements, budget variances, revenue drivers, and operating expenses; recommend and implement cost control measures to improve site profitability while maintaining service levels.
  • Coordinate move-in/move-out logistics, manage storage unit turnover and condition reports, re-key and reassign inventory quickly to reduce downtime between rentals.
  • Oversee inventory and retail sales operations for moving and packing supplies (boxes, locks, tape, stretch wrap), including inventory ordering, pricing, merchandising, and upsell training to staff.
  • Ensure compliance with federal, state, and local regulations, health codes, ADA requirements, and company-specific policies including lien laws and consumer protection statutes.
  • Facilitate lien sale and auction processes when required — prepare legal notices, maintain chain-of-custody documentation, coordinate third-party auction services, and ensure compliance with local regulations.
  • Develop and maintain strong vendor relationships and negotiate service agreements for landscaping, janitorial, HVAC, plumbing, and security services to ensure quality and cost-effective maintenance.
  • Create and submit timely management reports, occupancy and revenue forecasts, monthly KPI dashboards, and operational updates for regional leadership review.
  • Plan and execute operational improvements, promotional plans, and pricing strategies (discounts, move-in specials, seasonal promotions) to optimize unit mix, length-of-stay, and average monthly rent.
  • Act as an on-site safety and emergency point of contact: respond to after-hours incidents, coordinate with law enforcement and emergency services, and maintain a clear emergency response plan and documentation.
  • Ensure effective key control and access management practices, including issuing and tracking gate codes, keys, and access credentials while safeguarding customer privacy and site security.

Secondary Functions

  • Support regional performance initiatives by participating in area meetings, implementing corporate initiatives, and sharing local market intelligence to improve multi-site performance.
  • Cross-train staff on truck rental, towing and hitch services or other U-Haul product lines as applicable to improve revenue diversification and customer convenience.
  • Assist senior management with special projects such as remodeling, site expansions, new-site openings, and temporary site closures, providing operational insight and hands-on support.
